What do 206,195 establishments say about duct maintenance?

A large number of establishments does not tell you directly how many metres of duct there are. It does say something about the type of work: many small units, many different owners and many shared buildings. With a population density of 4,950 inhabitants per km² and urbanisation class 1 (extremely urban), you often work in cramped plant rooms and above lowered ceilings.

What stands out is the spread: no single sector dominates, except business services. Anyone cleaning ducts in Amsterdam therefore needs a kit that can handle a 400 mm office duct as well as a 100 mm bathroom extract.

Duct cleaning Amsterdam offices: where does the dust collect?

In an office, dust builds up mainly in extract ducts, behind grilles and in horizontal sections just after a bend. The Working Conditions Decree (Arbobesluit, article 6.2) requires sufficient uncontaminated air at the workplace and a ventilation installation that is always in good working order. A clogged duct does not achieve that.

For the question of how clean is clean enough, EN 15780 is the guideline. The 2025 version replaces the one from 2011. According to trade publications, medium risk buildings such as offices, hotels and schools have a dust limit below 3.0 g/m², with 4.5 g/m² for secondary ducts. Those values come from a trade article, not from the text of the standard itself, so check them with your client.

Hotels and public spaces: small diameters with many bends

With 31,130 establishments in culture, recreation and other services (15.1%), Amsterdam has relatively many buildings with rooms, changing areas and washrooms. Those are ducts with small cross sections and short distances between the valves. A heavy machine is often overkill there.

Fictional example: office floors above a restaurant kitchen

Take a fictional building: four office floors with a shared extract system and, on the ground floor, a restaurant with its own kitchen extraction. Those are two different jobs.

  1. Office ducts: dry method with a rotating brush and negative pressure. According to Eurovent, dry methods are usually sufficient for supply and general extract.
  2. Kitchen duct: grease calls for a wet method. There is no statutory cleaning frequency for hospitality, but KHN (Royal Dutch Hospitality Association) mentions at least once a year as common practice, and fire insurers require regular maintenance.
  3. Evidence: for the kitchen duct, the insurer wants a report with photos. For the offices, a short inspection report per floor is useful.

How to work dust free in a busy city centre

In an occupied building, the biggest complaint is not the dirty duct but the dust that escapes during the work. Two measures prevent that.

First, you keep every section being cleaned under constant negative pressure with an extraction unit. If that unit exhausts inside the building, a HEPA filter with 99.97% at 0.3 µm is mandatory. Second, you close off the work zone: duct balloons seal a section of duct and foam caps cover valves and diffusers. In offices, preferably plan the work outside working hours, and in public spaces put up a short notice. That prevents questions from users who hear a machine running above their desk.

How often should ventilation duct cleaning Amsterdam buildings take place?

There is no fixed statutory term for offices or hotels. Guidelines do give something to hold on to:

Why do you often need several duct cleaning machines in Amsterdam?

Because Amsterdam has 206,195 business establishments in very different buildings. An office with 400 mm ducts needs something different from a hotel bathroom with a 100 mm extract. Yes, no law prescribes who cleans the ducts. The installation must, however, be in good working order and supply enough uncontaminated air under Arbobesluit article 6.2. That depends on the ducts, not on the age of the building. The Airnozzle works from 30 mm, takes tight 90 degree bends and has a camera with LED, so you see what you are doing. You do need a compressor of at least 700 litres per minute at about 10 bar, or nitrogen.

How often should a hotel in Amsterdam have its bathroom extraction cleaned?

There is no statutory term. Use inspection as the starting point: according to a trade article on EN 15780, a risk assessment every 2 years is common. If that inspection shows visible dust, mould or blocked valves, you plan cleaning. In hotels with many rooms it pays to work wing by wing.
