This page is therefore about access, a tidy way of working and the right brush. You will read when cleaning is really needed, how to work without disruption in a busy building, and what equipment a cleaning contractor or installer in the Kennemerland region needs. The equipment comes from Danduct Clean and is supplied by Lamers Reinigingstechniek in Zelhem.

Haarlem in figures: many businesses in little space
| Indicator (CBS 2024) | Value | Consequence for ventilation maintenance |
|---|---|---|
| Inhabitants | 167,636 (rank 12 of 342) | Medium sized municipality with urbanity level 1 |
| Business establishments | 28,305 | 168.8 per 1,000 inhabitants, the highest of the cities on this site after Amsterdam and Den Haag |
| Business services | 8,495 (30.0%) | A lot of office space, often in shared buildings |
| Government, education and care | 5,180 (18.3%) | Schools and care practices with hygiene requirements |
| Trade and hospitality | 4,025 (14.2%) | Kitchens with extract ducts to the roof |
| Manufacturing and energy | 3,290 (11.6%) | Workshops with local exhaust |
| Culture, recreation and other services | 3,375 (11.9%) | Public spaces, sports halls |
Three in ten establishments are business service providers. Many of them are in buildings with several tenants, where one installation serves several companies. That makes coordination more important than in a detached office.
When is cleaning really needed, and when is it a waste?
The US Environmental Protection Agency (EPA) names three clear triggers: visible mould, vermin, or excessive dust coming out of grilles. The EPA also points out that much dust stays attached to the duct wall and does not simply enter the room. Cleaning without a reason is therefore not always useful; cleaning based on an inspection is.
In commercial buildings, EN 15780:2025 provides the system: cleanliness classes, assessment of the need for cleaning (visually or with measurements), choice of method, assessment of the result and frequency. To understand the difference between classes, see the rules for clean ductwork for cleaning contractors. For comparison: a Finnish indoor climate classification uses P1 1.0 g/m² and P2 2.5 g/m², measured with a pre weighed filter cassette.
For a Haarlem building owner this means: start with an inspection, decide per section and keep the report. That saves money on sections that are still clean and gives arguments for the sections that are not.
Duct cleaning Haarlem in tight ceilings and shafts
In older and compact buildings, accessibility is often the biggest problem. Eurovent recommends inspection openings no more than 10 metres apart, or no more than two bends of 45 degrees or more between them. If those hatches are missing, you can fit resealable inspection hatches or small access doors supplied by Danduct.
Next you choose a machine that covers a lot of duct with few openings. The DC4 reaches up to 30 metres from a single opening, goes through vertical ducts and 90 degree bends, and keeps the brush centred with its steel shaft. For short sections behind a suspended ceiling, a drill based solution such as PD4 duct cleaning tool for cleaning contractors is handier, because you need little space behind the hatch.
Which brush do you choose for which duct?
The brush determines the result and whether the duct stays intact. An overview:
| Brush | Suitable for | Not for |
|---|---|---|
| Soft brush | Fibreglass duct board, thin sheet metal, coated ducts | Stubborn deposits |
| Normal brush (polypropylene 0.6 or 0.9 mm) | Ordinary dust in supply and extract | Very sensitive duct walls |
| Aggressive Tynex brush | Stuck on dirt, old deposits | Duct board and flexible hoses |
| Flexible shaft | Small ducts with many bends | Long straight main ducts |
Danduct supplies the brushes in sizes from 100 to 600 mm. The EPA recommends soft brushes for fibreglass duct board and sheet metal, and reports that there are no EPA approved biocides for fibreglass duct board. More help with the choice is available under brushes for air ducts for cleaning contractors.
Working without disruption in a building with several tenants
- Inform in advance. Let tenants know which rooms will be temporarily without ventilation.
- Seal valves. Foam caps on valves and diffusers stop dust entering an office you are not cleaning.
- Maintain negative pressure. Every section you clean stays under negative pressure. Dirt is removed via HEPA, or to the outside.
- Seal off sections. With a sealing balloon you work section by section, so the rest of the building can keep running.
- Record the result. A photo report per section prevents discussion between owner and tenants.
The materials for these steps can be found under sealing balloons and vent caps for businesses.
In a shared building it also helps to agree in advance who is the point of contact on the day itself. If a tenant has a question or complaint, it then goes to one person instead of to the crew working above the ceiling.
For cleaning contractors and installers from the region
Haarlem has many small and medium sized buildings. For a cleaning contractor or installer that means many short jobs with varying cross sections. Basic equipment then usually consists of a machine for long ducts, a light drill based solution for short sections, a complete brush set and sealing materials. It also includes a way of demonstrating cleanliness, such as a surface comparison or the NADCA vacuum test. Companies offering air duct cleaning as a service can find more under professional duct cleaning contractor.

Frequently asked questions: air duct cleaning Haarlem
How do you clean air ducts in a cramped Haarlem building with few hatches?
Choose a machine that covers a lot of duct from one opening, such as the DC4 with a reach of up to 30 metres through vertical ducts and 90 degree bends. If hatches are missing, fit resealable inspection hatches. Eurovent recommends openings no more than 10 metres apart or after no more than two bends.
Which brush do I use for duct board in an office in Haarlem?
For fibreglass duct board and thin sheet metal, the EPA recommends a soft brush. Aggressive Tynex brushes are meant for stubborn dirt in sturdy ducts. The EPA also reports that there are no biocides it has approved for fibreglass duct board, so stick to mechanical cleaning.
When should the ducts in a Haarlem commercial building be cleaned?
The EPA names three clear triggers: visible mould, vermin or excessive dust from the grilles. In commercial buildings you use EN 15780:2025, which gives cleanliness classes and inspection intervals in months. An inspection beforehand determines whether cleaning is needed, so you do not buy in unnecessary work.
How do I avoid disrupting other tenants during duct cleaning in Haarlem?
Seal valves and diffusers with foam caps, work section by section with a sealing balloon and keep every section under negative pressure with extraction via HEPA or to the outside. Inform tenants in advance and record the result per section with photos, so owner and tenants know what has been done.
How many businesses per inhabitant does Haarlem have?
According to CBS 2024, Haarlem has 28,305 business establishments for 167,636 inhabitants. That is 168.8 establishments per 1,000 inhabitants; of the cities on this site only Amsterdam and Den Haag score higher. Per square kilometre it comes to about 969 establishments, which makes the city very compact for anyone maintaining ducts.
What equipment does a cleaning contractor in Haarlem need as a minimum?
A workable basis is a machine for long ducts such as the DC4, a drill based solution such as the PD4 for short sections, a brush set from 100 to 600 mm, sealing balloons, foam caps and an extraction unit with filtration. A camera helps to record before and after. Lamers advises on the combination.
Is the PD4 suitable for ducts above a suspended ceiling in Haarlem?
For short sections, yes. The PD4 runs on a cordless or mains power drill, has a shaft of 2.5 to 7.5 metres and brushes from 100 to 600 mm. That means you need little space behind the hatch. For runs longer than 7.5 metres or with many bends, the DC4 is more suitable.
How do I prove after cleaning in Haarlem that a duct is clean?
You can demonstrate cleanliness with a surface comparison or with the NADCA vacuum test, a gravimetric measurement. Also record photos or camera footage per section. According to trade publications on EN 15780, the dust limit for offices is below 3.0 g/m², although that value does not come directly from the standard.
Where is the supplier of Danduct Clean equipment for Haarlem based?
Lamers Reinigingstechniek supplies Danduct Clean equipment and is based in Zelhem, in the municipality of Bronckhorst. There is no branch in Haarlem. You request a quote, ask for a callback or ask a question by phone, email or the form on the site.
Should I inspect first before cleaning ducts in Haarlem?
Yes, that is sensible. A camera inspection shows where contamination is and how much. That stops you cleaning ducts that are still clean, and tells you which brush and machine you need. In buildings with several tenants, an inspection report also gives clarity about who pays for what.
