The municipality borders directly on Den Haag, is very highly urbanised and consists of several town centres. When an office or care building is renovated or extended, that is the moment to look at the ducts. On this page you will read why, which cleanliness levels you can work to as an office manager and which equipment goes with it. Lamers Reinigingstechniek in Zelhem supplies the Danduct Clean machines.

Offices and care: the profile of Leidschendam-Voorburg

Leidschendam-Voorburg has 78,229 inhabitants and ranks 49th of the 342 Dutch municipalities. Around 33 km² of land houses 2,399 people per km². There are 125.5 establishments per 1,000 inhabitants, more than in neighbouring Zoetermeer (115.2).

At 13.6%, trade and hospitality is smaller here than in most cities. The centre of gravity lies with offices and public facilities, and therefore with supply air and dry dust, not with grease.

After a renovation: why new ducts are not automatically clean

Anyone renovating an office or adding a wing often assumes that new ducts are clean. That is not always true. In its process manual for Fresh Schools (Frisse Scholen), the Netherlands Enterprise Agency (RVO) reports that air ducts in newly completed schools turn out to be contaminated with construction dust. The same risk exists in any renovation where ducts lie open while sawing and sanding take place.

Three handholds:

Particularly when renovating an office building, it pays to include this in the specification beforehand. More about office buildings under office ductwork cleaning.

How much dust may an office duct contain?

An office manager wants a number. We have not consulted the text of the standard itself, but trade publications and a Finnish classification give guide values:

SourceApplicationDust guide value
Trade article on EN 15780Medium risk buildings such as offices, hotels and schoolsless than 3.0 g/m²
Trade article on EN 15780Secondary ducts in those buildingsat most 4.5 g/m²
According to trade publications, class highBuildings with high requirementsless than 0.6 g/m²
Finnish indoor climate classification P1Highest indoor climate class1.0 g/m²
Finnish indoor climate classification P2Second class2.5 g/m²

The Finnish values are measured with a pre weighed filter cassette. After cleaning you can demonstrate cleanliness with a surface comparison or a gravimetric vacuum test according to NADCA. Choose in advance which value you will work to and record it in the maintenance contract, so everyone knows when a duct counts as clean.

Duct cleaning Leidschendam-Voorburg in an occupied office

Most offices in the municipality stay in use during maintenance. That calls for an approach in which staff notice nothing.

  1. Work after office hours or floor by floor. That keeps the rest of the building available.
  2. Seal off what you are not cleaning. Duct balloons close off part of the duct; foam caps seal valves and diffusers.
  3. Maintain negative pressure. Every section you clean stays under continuous negative pressure from an extraction unit, with HEPA of 99.97% at 0.3 µm if you discharge indoors.
  4. Choose the brush for the material. Soft brushes for duct board and delicate sheet metal.
  5. Leave the ceiling tidy. Resealable inspection hatches make the next round easier.

Everything for steps 2 and 3 is found under duct sealing and extraction in practice. For the machines themselves, look at duct cleaning kit explained.

What to agree with the tenant or occupier

Care and education in the town centres

With 1,955 establishments, government, education and care is the second largest sector in the municipality. For schools, every classroom must have a CO2 meter (article 3.143 of the Building Works Living Environment Decree, Bbl), and Fresh Schools calls for periodic technical and hygienic maintenance. With decentralised ventilation the installer has to visit every classroom to replace filters.

In care buildings with air humidification, legionella comes into play: article 4.87b of the Working Conditions Decree (Arbobesluit) sets out the measures, and the employer records them in a management plan. VDI 6022 mentions a hygiene inspection every 2 years with humidification and every 3 years without. Combine that inspection with the cleaning plan, but preferably have it done by a different party from the cleaner.

Frequently asked questions: air duct cleaning Leidschendam-Voorburg

Are new air ducts clean after an office renovation in Leidschendam-Voorburg?

Not automatically. RVO reports that ducts in newly completed schools turn out to be contaminated with construction dust, and that risk applies to every renovation. TÜV Nord advises an initial hygiene inspection before commissioning and after a major modification. EN 15780:2025 has a separate table for the cleanliness of new ducts.

How much dust may an office duct in Leidschendam-Voorburg contain?

According to a trade article on EN 15780, less than 3.0 g/m² in medium risk buildings such as offices, and at most 4.5 g/m² in secondary ducts. The Finnish indoor climate classification uses 1.0 g/m² for class P1 and 2.5 g/m² for P2. Agree in advance which value you will work to.

What share of office businesses does Leidschendam-Voorburg have?

CBS counted 2,890 establishments in business services in 2024, 29.4% of all 9,820 establishments. Including financial services and real estate, the share comes to 34.5%. That makes office ventilation the most important maintenance topic in the municipality.

When should inspection hatches be fitted during a renovation in Leidschendam-Voorburg?

Preferably while the ceiling is still open. Eurovent recommends inspection openings at most 10 metres apart, or after no more than two bends of 45 degrees or more, and on both sides of dampers, filters and fans. Resealable hatches make later inspections and cleaning much easier.

Can an office in Leidschendam-Voorburg stay open during duct cleaning?

Yes. Work floor by floor or after office hours, seal the sections you are not cleaning with balloons and foam caps, and keep the section you are cleaning under continuous negative pressure. If you discharge indoors, use a HEPA filter of 99.97% at 0.3 µm, so staff notice no dust.

How do you show that the ducts of a Leidschendam-Voorburg office are clean?

With a surface comparison or a gravimetric vacuum test according to NADCA. The Finnish classification measures dust with a pre weighed filter cassette. Set the limit value in advance, measure before and after cleaning and keep the outcome with photos in the maintenance file of the building.

Must a school in Leidschendam-Voorburg have its ventilation maintained hygienically?

Fresh Schools calls for periodic technical and hygienic maintenance of climate installations. In addition, every classroom must have a CO2 meter under article 3.143 of the Bbl. With decentralised ventilation the installer visits every classroom to replace filters; combine that with a visual check of the ducts.

How often do you inspect a care building with humidification in Leidschendam-Voorburg?

VDI 6022 mentions a hygiene inspection every 2 years for installations with air humidification and every 3 years without. In addition, article 4.87b of the Working Conditions Decree (Arbobesluit) regulates measures against legionella. The employer carries out a risk analysis and records the measures in a management plan.

Which brush do you use in duct board office ducts in Leidschendam-Voorburg?

A soft brush. The EPA recommends soft brushes for fibreglass duct board and sheet metal. According to the EPA, biocides are not registered for fibreglass duct board and coatings are not used routinely. Danduct supplies soft, normal and Tynex brushes for ducts from 100 to 600 mm.
